Good to know

The house features a light and bright open floor plan, including the ocean-view living room, large island kitchen, and spacious Master Suite, two Guest Bedrooms (one with patio). There are also three full bathrooms, including two bathrooms en-suite. We also have a washer and dryer. The unit is located on the 1st and 2nd floor of a building. The Master Bedroom has a desk / monitor - perfect for remote work! Sleeping Accommodations: Room 1 - King Bed with en-suite bathroom - 2nd floor Room 2 - Queen Bed - full bathroom right outside the room - 2nd floor Room 3 - Queen Bed with en-suite bathroom - 1st floor with private entrance (the room is accessed separately from the rest of the house, and not connected internally) + additionally we have two movable floor mattresses to place in either the master or living room. Perfect for families! Parking: The tandem garage can fit 2 standard size cars. The garage door is ~93 inch wide, ~82.5 inch tall. The parking in Mission Beach tends to be tight. Our garage can easily fit standard SUVs, but we do not recommend you bring a larger SUV to the house. For example, the 2022 Chevy Tahoe has a very difficult time fitting in the garage while also allowing space for the driver to exit the vehicle. However, there are street parking spots around the house for larger vehicles :) Please note that the unit is on the ground floor / 2nd floor of a three story building. **Attention** This home is located in a residential neighborhood and is only suitable for quieter groups. There is a no tolerance policy for excessive noise and parties. Only the number of guests on the reservation allowed on the property at all times. Failure to abide by these policies may lead to immediate eviction without refund. Please make sure you are comfortable with these policies before renting this home.

House Rules

No parties, please - this is a quiet neighborhood After 10pm no loud music on property Quiet hours between 10pm-8am. This is enforced by local law enforcement, and noise violations can result in fines & we have the right to ask you to leave without refund. We monitor noise decibel levels, using noise machine. Please keep the noise below 65db during the quiet hours and 75db during non-quiet hours. Maximum 8 guests on property at all times (we monitor exterior of the house with cameras). This limit cannot be exceeded at any time. Please note that if you bring additional guests to the property we have the right to ask you to leave without refund. Refundable Security Deposit: The Security Deposit will be held as collateral security and will be retained by the Landlord for violation for Terms and Conditions of the Rental Agreement. Security deposit will be applied to any damages to the premises or contents caused by the Renter, his/her family, or guests. Landlord shall refund the Security Deposit to Renter after a representative of the Landlord inspects the Premises to assess damages. Refund of the Security Deposit shall be sent to Tenant no later than 14 days after end of rental period, less cost of damages, if any. If damages exceed security deposit, tenant is responsible for repairs or damages. Breach of Contract: The Owner may immediately terminate this agreement and take possession if; (a) Guest or someone in the Guest’s control seriously threatens to inflict personal injury, or inflicts any personal injury upon the Owner or other guest; (b) Guest or someone in Guest’s control intentionally inflicts damage to the premises; (c) Guest has vacated the premises and the person in possession is holding possession contrary to item 2 in Rules and and Regulations herein that prohibits subleasing the premises to another or allowing another person to occupy the premises other than the occupants named as guest in this agreement, and the owner has not knowingly accepted rent from the person in possession; (d) guest or someone in the guest’s control commits any act which is outrageous in the extreme; (e) Guest or someone in guest’s control does knowingly violate the Policy, Rules and regulation herein. (f) Guest uses the premises for a purpose other than vacation rental. Drugs/ Alcohol: There should be no use of illegal drugs by any Renter, Occupant or Visitor in or on the grounds. There should be no consumption of alcoholic beverages of any minor under 21 years of age. Falsified Reservation: Any reservation obtained under false pretenses; will be subject to forfeiture of advance payments, deposit and/or rental money and the party will not be permitted to check-in. Rental Rules and Regulations: Occupancy: The maximum occupancy for this Rental Agreement shall be 9. (we monitor exterior of the house with cameras). This limit cannot be exceeded at any time. Please note that if you bring additional guests to the property we have the right to ask you to leave without refund. No Subletting: Only Tenant and their guests listed on this Rental agreement shall occupy this vacation home. NOISE/NO PARTIES: San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from your residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside your home. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and tenants if there are repeated calls for noise violations to one address. Tenant will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits. Smoking: This is a non-smoking property, both in or on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Damages: Tenant will leave property in good order. Sheets, Blankets and Comforters damaged from, but not limited to, tearing, food, blood or other bodily fluids will incur full replacement value charges. If excessive cleaning is needed, you will be charged $100/hour, or actual charges, whichever is greater. Missing or damaged items will be charged at full replacement cost. If area carpets are excessively dirty during your stay you will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night. Kitchen: Cooking at high temperatures sometimes results in strong smell that permeates throughout the house, For example but not limited to popcorn and fish. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an extra cleaning fee will be applied. Pets: Pets are not allowed including those belonging to visiting guests without prior consent from the property manager. AC shall not be set below 72 degrees and heat shall not be set above 78 degrees. Abuse of system may lead to costly repairs, which would be Guest responsibility. No refund will be given for system malfunction. NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to maid service after you depart. If you would like daily maid service it can be arranged for an additional daily fee. Upon Vacating: Please follow Check-out Procedure. Landlord / Host Not Liable For Injury, Death Or Damage. Landlord shall not in any event whatsoever be liable for any injury, death or damage to Tenant or to any other Person happening on, in or about the Premises and its appurtenances, nor for any injury or damage to the Premises or to any property belonging to Tenant or to any other Person.

Perfect location, beautifully renovated place. We rented the first and second floors. I love the option to have the full unit for larger groups. The home came with everything we needed for the weekend. We didn’t pack anything aside from our clothing bags and didn’t need anything additional to enjoy the beach or the house, it was all provided.

We had a great time in San Diego. This place was in a great location and the downstairs bedroom was private and had a tiny kitchenette - perfect for parents traveling with teenagers. The kitchen was well equipped and the entire place was very clean. Would highly recommend for families or couples.
